A power trade system in an apartment house complex according to the present invention comprises: a selling household agent which determines a capacity and a price for surplus power to be sold to outside among internal power, which is produced or stored in individual households, and provides selling power information on the determined capacity and price of the surplus power; a buying household agent which generates buying request information for receiving the surplus power, and receives the surplus power from an arbitrary selling household agent which corresponds to the buying request information; and an apartment house complex energy management system (EMS) server which matches the selling and buying household agents with each other to reach a power trade based on the selling power information and the buying request information, monitors details on the power trade between the selling household agent and the buying household agent, and calculates a power trade charge based on the details on the power trade. According to the present invention, surplus power resources, which are generated in an apartment house complex in a smart grid environment, can be traded at a local level. 본 발명에 의한 공동주거 단지 전력 거래 시스템은, 개별 가구 내에서 생산 또는 저장되는 내부 전력 중 외부에 판매하기 위한 잉여 전력의 용량 및 가격을 결정하며, 상기 결정된 잉여 전력의 용량 및 가격에 관한 판매 전력 정보를 제공하는 판매 가구 에이전트; 상기 잉여 전력을 공급받기 위한 구매 요청 정보를 생성하고, 상기 구매 요청 정보에 대응되는 임의의 판매 가구 에이전트로부터 상기 잉여 전력을 공급받는 구매 가구 에이전트; 및 상기 판매 전력 정보 및 상기 구매 요청 정보에 기초하여 상기 판매 및 구매 가구 에이전트 사이의 전력 거래를 매칭시키며, 상기 판매 가구 에이전트와 상기 구매 가구 에이전트 사이의 전력 거래 내역을 모니터링하고, 상기 전력 거래 내역에 기초하여 전력 거래 요금을 정산하는 공동주거 단지 EMS(Energy Management System) 서버를 포함한다.
